If you are the landlord, you should also be respectful to your tenant -- but you also need to be responsive and communicative with your tenant.

If a dispute is unavoidable and all attempts to "talk it out" fail, then taking the case to court is inevitable. You could settle the case or you could enter mediation to try to solve the problem. If that doesn't fix it, then you may have to go directly to court to fix the root problem inherent to the landlord-tenant dispute.
